Community Heads-up (message from City of Ottawa):

Please be advised that on November 12, 2019, the City of Ottawa received a Plan of Subdivision and Zoning By-Law Amendment application for 2701 Longfields Drive (Application D02-02-19-0134 & D07-16-19-0031)

The subject area is 10.6 hectares of the 73-hectare Stonebridge Gold Course, located along the western side of Longfields Drive, northwest of Prince of Wales Drive.  The proposed development is intended to accommodate a mix of detached and townhouse dwellings totalling 183 dwelling units, as well as a 0.726-hectare neighbourhood park block.  The park block is proposed at the entrance to the subdivision, where Longfields Drive and Kilspindie Ridge intersect.  Holes 5, 6, and 7 of the Stonebridge Golf Course are to be reconfigured as part of the development concept.

The zoning amendment is proposed to change the zoning from “Parks and Opens Space Zone” Subzone A (O1A) to “Residential Third Density” Subzone YY (R3YY) and “Parks and Open Space” (O1).

A few notes: Members of the SCA and SWG are reviewing the development application to ensure it meets the spirit of the LOI. Not everyone is currently available given the time of year but we do plan to issue a short statement at some point in the coming week(s). Regarding the 158 vs 183 homes, please note that all official SCA documents always stated either “approximately 158” or “~158” (where the “~” signifies “approximately”). That being said, we are carefully reviewing other elements in this development application to ensure there are no unreasonable variations.   1. It is still a sad day. We, the Community, more specifically, the initial buyers/residents
    were sold out by the City and the contractor(s). The fact is, we were held at ransom!!!

    I am concerned with the increase in number of dwelling units from 156 to 183.
    How did this change? Where are they compromising maintaining the Stonebridge Community Standards as proposed?

    1. This was the submission July 30:
      Mattamy Agrees To:
      1. Only develop Phase 16 ~158 units
      a. All in the style of the existing Stonebridge Community
      b. Same restrictive covenants
      c. No additional housing development other than Phase 16.
      d. In the event the Stonebridge Community decides to purchase the golf course lands and use them
      for greenspace, Mattamy retains the rights to develop a portion of the lands currently occupied by
      the clubhouse and maintenance area in accordance with Stonebridge community standards.
      2. There will be no further development of any kind.

  3. What becomes of the status of the golf course as a championship course, if the re-alignment of the holes in question results in a decrease in the total length and yardage of the course?

      1. Thank you for the clarification. The message from the City of Ottawa only refers to the re-alignment of holes 5,6, and 7.
